This charming semi-detached converted barn lies in the tiny, peaceful hamlet of Colthouse a short stroll from Hawkshead and delightfully within 'Beatrix Potter country'. The area is one of winding country lanes and pretty hedgerows with an air of tranquillity sometimes hard to find in the heart of the Lake District. Nearby tarn Hows is one of the most-loved easy walks in the Lake District, and Grizedale Forest promises plenty of fun with sculpture trails and mountain bike tracks. If you're a serious walker, you'll already know the extent of breathtaking hikes to be tried - probably from your door!

Beatrix Potter's home at Sawrey must not be missed just a short drive away, as are the western shores of Lake Windermere where you will find lakeside paths amid delightful scenery. Guests will enjoy the location whatever the season and the cottage is well placed for visits to all parts of the National Park. Hawkshead village, with its characterful traffic-free centre, is one of the most attractive in the area and there is an excellent choice of places to eat, good pubs and good local shopping for your everyday needs.

Accommodation: Entrance through the garden gate from the parking area. Newly fitted kitchen leads through into the spacious beamed sitting/dining room with large flat screen TV, DVD, iPod dock, free Wi-Fi, solid fuel stove (coal) and slate flooring with rugs. Open tread stairs to three good sized bedrooms - one king-size with large flat screen TV, one double and one twin - one bedroom has restricted headroom being partly in to the roof space with a velux window. Shower room with walk-in shower, basin and wc.

The property has a good feeling of space and downstairs has been recently refurbished to provide comfortable, characterful accommodation at any time of the year. Storage heaters and panel heaters throughout. Double glazing.

Outside: A stone porch leads from the lounge into the large pleasant garden - with sunny aspect, and views to the surrounding countryside, with a stream passing by. There are patio and decking areas both with table and chairs, perfect for sitting out and dining for alfresco meals. Off road parking for one or two cars. Shops, pubs etc in Hawkshead half a mile approx
