We are delighted to have found this charming and much loved family home which will surely be very popular with our guests, offering fine spacious accommodation with every thought and comfort just a couple of hundred metres from the very heart of Keswick and Derwentwater. Whatever season you choose there is much to do in the area with fine walking all around, picturesque valley rambles, lake cruises, the renowned Theatre by the Lake (max. 5-10 minute walk) and excellent local shopping (3-5 minute level walk). Keswick is a year-round destination and justifiably popular with all ages.

Orchard House has been carefully restored and tastefully furnished with antique and contemporary furniture and will be ideal for an extended family or a few couples wishing to stay together in comfortable surroundings. The garden, patio and enclosed parking are a rare find so close to the centre of Keswick; additionally there are lovely views from the garden and the south facing windows to the fells.

Accommodation: This mid-Victorian house is on four floors. After parking your car at the rear of the property, the entrance to the house is reached via the charming walled garden. A glazed porch leads directly into a large kitchen and dining room, with hand-built units and Lakeland slate work surfaces. A sofa and cosy Aga complement this spacious and comfortable living room (TV, CD/radio, Ipad & Ipod dock, free Wi-Fi broadband). There is also a separate utility room (with original slate flagstone floor) for laundry and outdoor gear.

On the first floor you will find two lovely sitting rooms - one with an open fire and views of Grisedale Pike and Causey Pike. The second sitting room has a gas/coal effect fire, slate hearth and comfy leather sofas. Both rooms have flat screen digital TVs and DVD players. The main entrance hall features a stained-glass vestibule door and original Victorian floor tiling leading to the front door opening onto Borrowdale Road. The third floor offers two charming en-suite double (one with king size bed) rooms (one with bath, shower over, basin and wc and one with electric shower, basin and wc).

A half-landing family bathroom has a bath with electric shower, basin and wc. There is also a small balcony with table and chairs for two and beautiful views to the fells. At the top of the house there are three further attractive bedrooms - a twin with a south-facing dormer window commanding stunning views of the fells and two singles. There is also a luxury walk in shower room, with basin and wc.

Furnishings, colour schemes and fabrics throughout are high quality and carefully chosen to complement the period of the property whilst the host of personal touches reflect the owners' taste and pride in their delightful family home.

Outside: South facing enclosed rear garden with steps and pathway through mature shrubs, and small lawn leading to the gravelled parking area (two cars). Sheltered patio area with table and chairs for al fresco dining. Lockable bike shed. Five minute level walk to shops and Keswick centre facilities.
